I’m a good listener,” says Bold agent Miguelina Sanchez (but you can call her Kat). “That because it’s all about the clients; it’s not about me. Whatever you are looking for, I am going to look for that for you. I think it’s really about the relationship. Once you really build that trust with a client, they are going to stick with you.”
The lesson about that all important quality — listening — didn’t kick in right away when Kat first started in the biz three years ago.
“I learned in my first year that the apartments are not for me; they are for the clients,” she says. “Just because I may not like an apartment personally doesn’t mean that they’re not going to like it. It takes somebody else to see something about the apartment that you didn’t see. It’s not about you.”
While we’re at it, here’s another secret to finding the right place, according to Kat: “The best deal may not be a financial deal, but maybe something else: the location, amenities, the space, or it being close to the subway.”
Kat’s been busy renting apartments on the Upper East Side, but she says, “I can work anywhere. Wherever the client is going to go, that’s where I’m going to go.”
Her previous career prepared her well for a life in real estate. She had been a social worker, placing children in foster families and working about 80 hours a week. All this while raising a son. Before long, a career in real estate seemed to make sense for her.
“I was able to blend in right away,” she says of her transition to real estate. “I was very successful my first year. I think it was the fact that I love to work with people.”
Among her favorite neighborhoods are the East Village (“It’s just different. It’s a different culture — there is something so special about the neighborhood.”) and Washington Heights (“they have their own culture. There are a lot of Dominicans there — I really enjoy it.”)
Kat herself is a native of the Dominican Republic, and has been in New York for 25 years. She moved to Bushwick, Brooklyn about 15 years ago, before anyone else thought to do so; now, she’s enjoying the benefits of a gentrified neighborhood. Along those same lines, she predicts that the Bronx will be next for hot sales and rentals.
She works often with college students and people relocating here from other places.
“Most of the clients I deal with are relocating,” she says. “They don’t really know the market. They don’t really know New York City. What I tell them: ‘This is New York. Welcome to New York.’ They accept that. They laugh. I’m very transparent with them. When you are ready to find that place, I am happy to help you.”
